Alternative solution for in-person signing services for Broker-originated Platinum Programs: Manitoba

COVID-19: update to FCT’s remote signing network

As a result of the ever-changing status of the COVID-19 pandemic, and in the best interest of our employees and customers, FCT has made the decision to pause our in-person remote signing services through our Platinum Programs.

We recognize this is an important component of how we partner and do business with you today. As such, leveraging our existing national network of remote signers, lawyers, notaries and commissioners, we have developed an alternative solution that seamlessly facilitates these signings virtually, without the need for in-person interaction.

To that end, we have made the following changes with regard to Platinum refinance, transfer and collateral transfer deals, effective November 13, 2020:

All Platinum deals in Manitoba will now fall under the virtual process while they remain in code red.

What does this mean to you?

FCT will contact your borrower to arrange for the scheduling of a virtual witnessing appointment. Your borrower will be in receipt of the mortgage document package in advance of the signing appointment. As we do today, FCT will provide instructions on what to expect before, during and after their signing appointment, following which, funding can take place. Additional details on these process changes can be provided by your Business Development Manager.

How FCT is supporting your solicitor-closed transactions

We are also here to support your purchase and non-purchase transactions closed by solicitors today. Appreciating that we work in partnership with lawyers and lenders, we have extended our gap coverage to 30 days recognizing that in today’s environment, it may take longer to arrange for document execution whether in-person or remote. Gap coverage allows for the transaction to fund, prior to the registration of the mortgage. In those provinces where the law society has allowed for virtual identity verification and/or commissioning of documents, FCT is insuring over the associated risk for both the homeowners and lenders.*

Please reach out to your Business Development Manager should you have any questions or concerns.

Wishing all the best to you and your families during this challenging time.
