Renewing your mortgage? Here's what happens next

Written by FCT | Nov 2, 2026, 3:00:01 PM

Renewing your mortgage can feel like a big milestone, especially if it's been several years since you last went through the process.

While every renewal is a little different, the goal is always the same: making sure your next mortgage term fits your financial goals and is ready to take effect on your renewal date.

If you're working with a mortgage broker, much of the work happens behind the scenes before you ever sign a document. Understanding what happens along the way can help you feel more confident and prepared.

Step one: Review your options

Long before your renewal date arrives, your broker will begin reviewing your mortgage and discussing your options.

Depending on your goals, you may decide to renew with your current lender, switch to a new lender, or refinance your mortgage to access equity or consolidate debt. Your broker will help you understand what makes the most sense for your situation and guide you through the available options.

Step two: Your broker starts preparing your file

Once you've chosen a direction, your broker begins preparing the information needed to move your mortgage forward.

Depending on the transaction, this may include confirming property details, gathering documentation, and working with your lender to ensure everything is ready before closing. In some cases, your broker may also order a Title Search to verify important registered property information before closing. Learn more about this process in our article Avoid surprises before closing with a Title Search.

Step three: FCT may become involved

If your lender works with FCT, we'll help coordinate many of the steps required to complete your mortgage.

Our role varies depending on the transaction, but it may include preparing documents, completing title work, requesting payout information from your existing lender, coordinating document signing, and working with your lender to help your mortgage close on time.

Much of this work happens behind the scenes, so while you may only hear from us a few times, our team is working closely with your broker and lender throughout the process.

Step four: Watch for emails and phone calls

As your closing date approaches, you may receive emails or phone calls requesting information or asking you to complete the next step.

Responding promptly and providing any requested documents as soon as possible helps keep your mortgage moving forward.

If you're unsure why you're being contacted or have questions about your mortgage itself, your broker is always the best person to speak with. They're there to guide you through the process and help you understand your options.

Step five: Sign your mortgage documents

Once everything is ready, you'll sign the documents required to complete your mortgage.

Depending on your lender and location, this may happen virtually, with a remote signer, or at the office of a lawyer or notary.

Your signing appointment is focused on completing the required documentation and verifying your identity. If you have questions about your mortgage terms or options, it's best to discuss those with your broker before your appointment.

Step six: Closing day

On closing day, the remaining pieces come together.

Your lender finalizes the mortgage, funds are transferred where required, and any existing mortgage being replaced is paid out as part of the transaction.

Most of the work has already been completed before this point, so closing day is typically the final step in a process that has been carefully coordinated behind the scenes.

After your mortgage closes

Once your mortgage has closed, your new mortgage term officially begins.

Your broker remains an important resource if you have questions in the future, whether you're planning renovations, considering refinancing, or simply looking for advice before your next renewal.

A smoother renewal starts with knowing what to expect

Mortgage renewals involve more than signing new paperwork. Behind every renewal is a coordinated effort between your broker, your lender, and, in many cases, FCT.

Understanding the process can help you feel more confident, reduce uncertainty, and make your renewal experience a little smoother.

If you have questions about your mortgage or what to expect during your renewal, your broker is the best place to start. They're there to help guide you every step of the way.
